Resale Timeshares

 

If you own a timeshare and youre lifestyle has changed, you may be thinking about selling. Of course, if you sell, you want to do so in a timely fashion and make as much money as you can on the sale. The problem is, you will probably never get back what you originally paid for the timeshare. If youre not in a hurry, you might want to try and hold out for a higher price, but the most popular timeshare resell format is Internet advertising. These companies will list units grouped by resorts and prices. If similar units are selling for much less, guess where a buyer will look first.

Also remember, that the longer you wait to sell, the more you will pay in expenses maintaining the property.

Before you sell, make sure you have all your paperwork in order including your mortgage, taxes and maintenance agreement. Do you have a deeded ownership, or a Right To Use (RTU)? Right To Use means that the timeshare is set for a specified number of years, and if its near its expiration date, the price of the timeshare is dramatically decreased in value.

Keeping in mind that Internet advertising is the best way to go, you should list with online and offline agencies. They will charge an upfront fee and a commission at the time of the sale. Some, however, work on commission only. Make sure you talk to several agencies or companies before you sign any agreement to advertise. And, always talk to an attorney before finalizing any deal.
